Port KC partnered with NorthPoint Development to bring transformative industrial growth to Kansas City through the NorthPoint at Richards-Gebaur project. Located within the 49 Crossing industrial zone, the project will add 1.19 million square feet of new industrial space across two state-of-the-art buildings, measuring at 649,000 and 541,000 square feet. 

The development sits on 109 acres of land that was formerly part of the Richards-Gebaur Air Force Base, a site now being repurposed to catalyze economic activity in the region. As part of its mission to drive strategic redevelopment, Port KC is issuing up to $90 million in conduit bonds to support the project. These bonds are designed to provide real property tax exemption and sales tax exemption on construction materials, making the project more feasible and competitive. 

With a total capital investment of $88.3 million, the NorthPoint development is fully assuming site preparation and infrastructure costs, ensuring that public resources are protected while maximizing private investment. The land will remain owned by Port KC, preserving long-term reinvestment opportunities for Kansas City. 

This development is part of the broader Richards-Gebaur Commerce Park, where Port KC manages over 489,000 square feet of existing leasable space. The area provides tenants with direct access to major highways and interstates, freight rail service, and the benefits of being within a Foreign Trade Zone.
